"A nationally recognized entrepreneur with over 30 years of success predicated on profitable investments, ethics, and generosity."

Joe Berko began his career in commercial real estate finance and investment banking in 1995. By 2005, he founded Berko & Associates, a multidisciplinary advisory firm specializing in investment sales, structured finance, and syndication.

In 2009, he was appointed by Governor David Paterson as an advisor for New York State's Real Estate Board, a role he continued under Governor Andrew Cuomo for nine years. In 2015, Joe launched Astor Realty Capital, focusing exclusively on investor needs. He personally co-invests in every Astor offering.

A great believer in giving back, Joe serves on the board of several nonprofit organizations and regularly speaks at professional conferences. He is currently based in Miami, Florida.

What investors usually ask before booking.

I'm not ready to invest right now. Is the call still useful?

Yes, and it's the most common scenario. Many of our investors take 6 to 12 months from first conversation to first deployment, while they wait for liquidity events, deal closings, or year-end allocations. The call is about getting to know each other, not transacting. There is no follow-up pressure.

What's the minimum investment to participate in an Astor deal?

Minimums vary by offering. The One Astor Income Fund and our typical equity deals start at [$XX,000]. Specific deals may have different thresholds. We'll walk you through what's currently open and what the entry points are on the call.

Will I be on a call with a salesperson, or with someone who actually invests?

Our Investor Relations team handles introductions. They work daily with Joe, Andrew, and our acquisitions team and can answer specifics on any active or realized deal. If your questions go deeper, they'll bring Joe or Andrew into a follow-up conversation.

What is the minimum to invest in the One Astor Income Fund?

The minimum commitment is $250,000. Investors are placed into one of three categories based on their total cumulative capital committed across all Astor projects: Core ($250K to $1M), Select ($1M to $5M), and Premier ($5M+). Higher commitment tiers carry lower promote rates and higher projected net IRRs, ranging from 14.5% to 16.0%.

Are these 506(c) offerings? Who qualifies?

Yes. All Astor opportunities are available exclusively to accredited investors as defined under Regulation D. Generally that means $200K+ individual income (or $300K+ joint) over the past two years, OR net worth above $1M excluding primary residence, OR holding a Series 7, 65, or 82 license.
